EPDM Roofing Systems

EPDM, short-hand for Ethylene Propylene Diene Monomer, is a rubber membrane for roofing systems. You can purchase EPDM in white, although it is typically a black material. The material is very resistant to hail, wind, and extreme temperatures on both sides of the spectrum. EPDM will easily last 30 years with proper installation and maintenance.


EPDM roofing systems will typically save you some money on install compared to TPO systems. However, exercise caution when selecting a contractor to install an EPDM roofing system on a residential property.

EPDM roofing systems are standard for commercial properties and considered a specialty field for residential. If a contractor incorrectly installs a EPDM system, you probably would not notice until 10 years after its completion.

Common issues with improperly installed EPDM systems patching failed seams, re-seaming, and general cleanup.

Cost range is about $13,000 - $25,000 for a 2,000 square foot roof replacement. Your cost will vary based on the difficulty of the project including ease of access, quantity of vents/hardware, and type of insulation.

EPDM Installation

1.) We fasten the ISO, or your preferred insulation to the decking in the roof. We specifically use ISO, XPS, and EPS insulation boards in conjunction with EPDM roofing systems because they are compatible with the adhesive.

2.) We then install the EPDM with careful alignment, adhesive, and brooms for smoothing. Additionally, we use uncured EPDM to water-proof seams. Uncured EPDM will retain its form when applied because it doesn’t have a memory. After you stretch cured EPDM, it will resolve to its original size.

Contractors can install EPDM for commercial and residential projects,  so there is a range of talent across builds. Since residential roofs are generally not low enough slope to qualify for an EPDM roof system, most residential contractors do not have experience installing them.
