TPO for Commercial and Flat Roofing


TPO roofing, or Thermoplastic Polyolefin roofing, is a single-ply roofing material designed with commercial application in mind. TPO roofing offers an inexpensive and effective roofing system for flat roof buildings. Manufactures package and deliver TPO as a roll, making it easy to store and install.

To understand which type of TPO insulation is best for your project, you need to understand the terminology, ‘’R-Value’’.  The higher the ‘’R-Value’’, the more effective the material is controlling the temperature of your building with respect to insulation. Let’s take a look at some of the differences with varying insulation boards.




Expanded Polystyrene (EPS), Extruded Polystyrene (XPS), and Polyisocyanurate (ISO).

EPS - The most inexpensive option, offering high value from price to ‘’R-Value’’ rating relationship.

XPS - The middle price point with a slightly higher ‘’R-Value’’ rating than EPS and the highest available compressive strength of the three.

ISO – The most expensive option with the highest ‘’R-Value’’ by a country mile to either the previous insulations. However, it has a degrading ‘’R-Value’’ over time. It is also the weakest of the three in terms of compressive strength.

TPO Insulation

When you install a TPO roof system, you have a great deal of customization surrounding your insulation levels. Additionally, some TPO membranes are Class A fire resistant due to specific chemicals introduced while manufactured. This makes TPO roofing systems great options for commercial properties. Ask your trusted contractor about fire ratings prior to install.




TPO Maintenance

Like any roofing system, TPO commercial roofs need annual inspections. They are susceptible to seam failure which causes leaking during periods of rainfall.

You can typically expect a properly installed TPO roof system to last 15-20 years. We always recommend Infrared inspections to quickly and accurately assess the condition of your property.
